My cousin (32), who lives with his parents in Delhi, recently told me he wants to buy a small flat somewhere in Delhi or NOIDA. This decision was more of a necessity than comfort. His second child was on the way, and his wife simply wanted more space for the kids to grow.
This discussion was around the Diwali get-together, when I visited them in Delhi. When we left Delhi the next day, I clearly remember, the AQI was already beyond 999 that day. My cousin was really concerned about the air quality. Doctors, friends, neighbours, everyone was saying the same thing: “Don’t raise newborns in this air.”
That’s when I suggested they look at nearby options like Jaipur, Lucknow, Chandigarh, Dehradun, etc. Since I stay in Lucknow, I advised them on a 3 BHK resale flat around ₹55 lakh in the same society where I live.
They were hesitant at first…, but with the baby coming, they decided to take the plunge.

💡 Step 2: Get a ₹35 lakh home loan
A home loan from a nationalised bank would cost an EMI of appx ₹25,000/month
💡 Step 3: Let the property pay for itself
Since we stay in the same society, we confirmed to them that the flat can easily fetch them ₹25,000/month.
So, By just investing ₹20 lakh, he now owns a ₹55 lakh asset that pays its own EMI.
5 Lessons You Shouldn’t Ignore
1️⃣ If metros like Delhi/Mumbai are unaffordable, then look elsewhere.
Many people buy property where prices make sense, and give them maximum RoI.
2️⃣ Tier-2 cities offer better lifestyle AND better rental yields.
The % return on rent is often higher than in other metro cities, as small cities often lack great supply.
3️⃣ Start early.
I am really happy that he made this decision at 32. What is easy at 28 becomes hard at 32 and a burden at 38.
4️⃣ Kids need space.
It's no secret that non-metro houses are comparatively spacious. A play area, comparatively better air, safe neighbourhood matter more than an address in Delhi. Of course, we can debate about AQI in Lucknow. I know it's not the best, but let's keep that discussion in the comments, not here.
5️⃣ Families happily support down payments.
I see many youngsters feel ashamed when advised to borrow from parents for a Home loan. Please understand, Parents know property creates stability, so ask without shame & accept with gratitude.
